my hive am Wienerberg | Urban Garden offers a modern office space that balances work and leisure, with 18,000 m² of green, open spaces ready for occupancy since August 2023. The
office integrates nature with work, offering balconies, gardens, and a view of the Wienerberg recreation area. Designed for sustainability and efficiency, it features energy-efficient infrastructure, BREEAM certification, and green electricity. With easy transport connections and nearby amenities like shops
and restaurants, it’s an office oasis focused on well-being, sustainability, and a stress-free work environment.
The OTEREA team has been involved in the Urban Garden reconstruction project since its inception in 2021, collaborating closely with the construction company to meet the high environmental standards set by the building owner, Immofinanz. Initially, OTEREA created a resource catalog detailing the materials used in the building, facilitating future maintenance and repair while supporting recycling efforts. The resource catalog not only lists materials but also promotes transparency in their management, enabling proactive planning for material changes and recycling. Our guidelines address financial benefits, strategies for maintenance and repairs to extend material lifespan, and deconstruction processes, including waste codes and disposal methods. Overall, this report offers a comprehensive view of the building, emphasizing material details and providing essential guidance on financial, maintenance, and deconstruction aspects to support long-term value retention and development. The second phase of our work involves pursuing the BREEAM In-Use green certification, for which we provided guidance
during the construction phase to ensure compliance with BREEAM requirements.
